The growth in the sale and rental rates of houses and apartments in Attica continued during this year's first quarter, even though, as market executives note, a significant demand "fatigue" has begun to set in, especially with regard to buying and selling residential property.

Suspended sentence for landlord who spied on tenant with camera

A Thessaloniki court has handed a landlord a three-year suspended sentence for secretly recording a female tenant using a hidden camera in her apartment.

The case came to light in November 2019, when the then 18-year-old student filed a complaint.

Although the apartment was intended for short-term rental, the landlord had agreed to rent it to her for a year.

Massive discrepancy between properties for sale and rent

The number of properties listed for sale significantly outweighs those available for rent in areas with substantial housing inventory, data show, indicating a reluctance of homeowners to rent out their properties.

The trend, according to data from the website, is most notable in the western suburbs of Athens, known for their affordability to a broad demographic.

Rents expected to fall with new Airbnb regulation

New regulations on daily accommodation rentals for tourism purposes, a practice said to be negatively impacting the housing market, will enter into force on Jan. 1, 2024.

The "Regulation on Activities for Renting Houses for Tourism Purposes" is expected to increase the supply of houses available for regular rentals in the market and decrease rent prices.
